Our Services

Management, administration & secretarial

  • Advise the Management Corporation on all matters relating to the administration of the Property particularly on the Building Maintenance & Strata Management Act and the Land Titles (Strata) Act.
  • Comply with the requirements of the Building Maintenance & Strata Management Amendment Act and the Land Titles (Strata) Act.
  • Assist the Management Corporation to uphold the Rules and Regulations and make recommendations to Management Corporation for improvements.
  • Keep the Management Corporation informed on all matters regarding the maintenance and management of the Property and any changes of regulations relating thereto. To make recommendations to the Management Corporation for the improvement of the property.
  • Prepare and thereafter convene and conduct Annual General Meetings (AGM) and Extraordinary General Meetings (EGM) as required under the Building Maintenance & Strata Management Amendment Act and the Land Titles (Strata) Act and as directed by the Management Corporation.
  • Arrange Council Meetings, record and circulate minutes of the meetings.

Accounting and finance

Operation & maintenance

  • Prepare and implement an overall planned preventive maintenance programme in the form of a maintenance work schedule.
  • Conduct regular inspections of the Property and ensure that its vital installations, facilities, equipment and common property are cleaned, properly maintained and serviced.
  • Supervise and ensure that all works and service contracts are properly carried out according to the terms and conditions of the contracts.
  • Charge, collect, demand and recover from subsidiary proprietors the management fund and sinking fund contributions, interest and sums of money payable from time to time, issue reminders to recalcitrant debtors. All billings shall be made periodically as directed by the Management Corporation.
  • Prepare annual budget showing the various estimated expenditure to be incurred in managing and maintaining the estate.
  • Keep and operate a complete and accurate set of accounts and a fixed asset register.
  • Prepare monthly Statement of Accounts
  • Liaise with auditors of the Management Corporation to have the accounts audited yearly as required by law and/or as directed by Management Corporation.
  • Prepare and submit tax returns.

Professional consultant services

  • To engage with prior approval of the Management Corporation, advocates, solicitors, accountants, auditors, surveyors, architects, engineers and other professional advisors as the Managing Agent may deem desirable or necessary to enable it to carry out its duties herein. All costs including advertisement expenses in connection with the engagement shall be borne by the Management Corporation.

Upgrading, cyclical and major repair works

  • The Managing Agent shall prepare, call and administer various contracts for addition and alteration works, cyclical maintenance works such as repainting & redecoration, rewiring, replacement and upgrading of mechanical and electrical installations, re-roofing, etc shall be excluded from the scope of services provided by the Managing Agent under this Agreement.
